The Brandywine model brings the charm and beauty of the French countryside to life. Offering 5,812 square feet of living space, the floorplan is designed to provide privacy for family members, while allowing an abundance of space for entertaining.

For this home, ARH Model Designer, Kelley Vitorino, channeled the popular HGTV show “Fixer Upper”.  She decided to create a more modern and less rustic interpretation of the show’s design style.

We sat down with Kelley to discuss this “Fixer Upper” inspired home.

What is one of your design secrets/ tricks that you used in this project?

With every project, I develop a design concept statement that best describes the style of the home based on the location, market and Building Company requests. This allows me to make the best selections and appropriate decisions for the model. With the Brandywine, our builder indicated that the show “Fixer Upper” would appeal to their buyer. This was a unique request considering the interior design of a model home is typically ahead of the trend in order to remain timeless during the period it is open to the public. Consequently, my concept became a question followed by a statement: “WWJD?”as in “What would Joanna do? Now take it up a notch”.

What is your favorite element in the space from this project?

The Lower Level Basement is designed as a “Man Cave” with a pool table, Wet Bar and sitting area including a 75” LED TV and an over-sized sectional. The challenge was creating a fun and interesting space without making it too cliché.

It was exciting to find unique sports memorabilia, such as the vintage Cleveland Browns football helmet, the LeBron James rookie basketball card and a few 1960’s ticket stubs from a Cleveland Indians baseball game, to incorporate into the design. However, my favorite element is the feature wall of collectible jerseys. Each one is displayed in a modern, three sided acrylic box. The collection creates an amazing focal point that immediately adds excitement, personality and character to the space.

What feature in this particular project would you want in your home?

The top floor Bonus room in the Brandywine model is designed as a dedicated “Kids Zone”. The loft type space includes a large table for doing homework, large storage lockers for keeping art supplies, a comfy sectional and a 60” LED TV.  As a mom, I would absolutely love to have this kind of space in my home. It would be a great place for my son and his friends to hang out.

What did you enjoy most about this particular project?

Working with a new franchisee on their first Arthur Rutenberg model is always exciting. This was certainly the case with Zollinger Homes, LLC. Everyone was extremely accommodating and enthusiastic about their new model. I had not worked outside of Florida for the last couple of years, so I really enjoyed researching the area, the competition and the regional design style.
