Arthur Rutenberg Homes is your Lake Norman area home lot expert.  As part of our service as a trusted area builder, we can help you evaluate potential home sites.  In determining if a home site will work for you, price and location are just a few of the important criteria. We have found that having us involved prior to the purchase of a home site can potentially save you thousands of dollars.  We can provide you with an excellent checklist of items that need to be evaluated during the due diligence period of a lot sale.  Just some of the items that you need to be aware of in your analysis are:

  • Grading and Site Clearing.  What additional costs are involved in clearing and grading?
  • Site Conditions. This covers a wide variety of costs associated with the lot.  These can include additional foundation block, dropped siding, basements, length of water line, railings on porches and porch steps.
  • Architectural Review by a homeowners association. Any costs of the review and changes required by the homeowners association for approval.
  • Tap fees.  These fees are charged by a town or county to hook up to their sewer and water systems if they are available.
