In determining if a home site will work for you, price and location are just a few of the important criteria. We have found that having us involved prior to the purchase of a home site can potentially save you thousands of dollars. We can provide you with an excellent checklist of items that need to be evaluated during the due diligence period of a lot sale. Just some of the items that you need to be aware of in your analysis are:
- Grading and Site Clearing. What additional costs are involved in clearing and grading?
- Site Conditions. This covers a wide variety of costs associated with the lot. These can include additional foundation block, dropped siding, basements, length of water line, railings on porches and porch steps.
- Architectural Review by a homeowners association. Any costs of the review and changes required by the homeowners association for approval.
- Tap fees. These fees are charged by a town or county to hook up to their sewer and water systems if they are available.
These are only a few of the items overlooked by customers that may come up later in the process. You would be surprised how many customers come to us after the fact with a home site they bought because they got a “deal”. In many of these cases the sellers knew that there were considerable issues with the site and the buyer had not budgeted for the additional costs.
